The site (as shown edged in red) is located to the east of Exmouth Road (A376) and to the north and west of Mill Lane, at the southern edge of Exton village.
It extends to approximately 2.2 hectares and comprises two fields separated by an internal belt of trees and hedgerow.
To the west of the site is the former Exton Farm buildings, alongside Exton Farmhouse, which is Grade II* listed.
To the north and east, the site is bounded by further agricultural fields, whilst to the south it is bounded by Mill Lane, beyond which lies additional agricultural land and Woodbury Brook.
Vehicular access into the site would be formed from Mill Lane to the south.
The site is well placed to take advantage of Exton's amenities, with St Andrew's Church, Exton Village Hall, The Puffing Billy Inn (a gastropub) and the Ascona Service Station all within walking distance.
The wider area is highly accessible by sustainable transport. Exton railway station is located approximately 500m to the west of the site and provides direct services to Exeter and Exmouth every 30 minutes. Regular bus services - including the No. 57 - operate along Exmouth Road, connecting Exton with Exeter, Topsham, Lympstone and Exmouth.
