Key Considerations

  • Well-situated to take advantage of local facilities in Exton and excellent transport links to Exeter, Exmouth, Topsham and Lympstone via Exton railway station and bus services along Exmouth Road (A376).

  • Opportunity to provide pedestrian and cycle connections from Mill Lane into the village centre, improving access for future residents and the wider community to local services, Exton Village Hall and Exton railway station.

  • Retain as much as possible, existing vegetation as part of the site's green infrastructure, with a landscape-led approach to additional planting.

  • Careful design response to the setting of the Grade II* listed Exton Farmhouse on the western boundary, with sensitive layout, scale and landscaping informed by heritage advice.

  • Careful consideration towards the southern part of the site, which falls within a Coastal Preservation Area.

  • Appropriate drainage strategy informed by the site's relationship with adjacent flood zones. The majority of the site lies in Flood Zone 1. Surface water runoff will be managed through the provision of SuDS basins to help manage flood risk on Mill Lane.

  • Ensure sufficient space is given to areas for drainage, open space and habitat creation to deliver a net gain in biodiversity.

  • Seeking to bring forward a planning application for residential development consistent with the requirements of the emerging local plan allocation for the site.
