  • A new community of up to 42 new homes, including a policy compliant level of affordable housing to help address local affordable need, in close walking distance of Exton village centre, Exton railway station and the wider amenities along Exmouth Road.

  • A design that compliments the local area and the surrounding countryside, including the setting of the Grade II* listed Exton Farmhouse.

  • Integrated multifunctional green space that is easily accessible for the use and enjoyment of the whole community and makes connections with the wider landscape, targeting at least a 10% biodiversity net gain through new habitat, hedgerow and planting on-site.

  • Pedestrian and cycle connections from Mill Lane towards Exmouth Road and the village centre, providing safe and sustainable access to local services for future residents.

  • A surface water drainage strategy using SuDS basins in the southern part of the site, designed to ensure that flood risk along Mill Lane is not exacerbated by the development.

  • A natural extension to Exton on well-contained land surrounded by existing built development, capable of seamless integration with the village and developed with limited visual impact on the wider landscape.

  • Economic benefits through job creation during construction as well as resident expenditure in the local economy.
